Is Your Fire Hose Reel Ready? Common Defect Trends (and How to Avoid Them)

For commercial properties, office blocks, and industrial warehouses across the North Shore and Auckland, fire hose reels are an indispensable asset. They provide an continuous, high-volume supply of water to tackle substantial Class A fires (wood, paper, and textiles) before emergency services arrive.

However, because fire hose reels sit idle on walls for the vast majority of their lifespan, they are highly susceptible to environmental degradation, mechanical failure, and human interference. During our routine compliance inspections under NZS 4503, we regularly spot identical failure trends. Here are the most common defects and how your business can avoid them.

1. Stuck or Seized Main Isolation Valves

This is the single most common failure we encounter during an annual service. To use a fire hose reel correctly, the operator must first turn on the main water isolation valve at the hub before running out the hose.

Because this valve is rarely moved, mineral deposits, rust, and dust build up inside the valve housing. Over months of neglect, the handle can lock up completely. If a fire breaks out, a staff member will find it physically impossible to turn the water supply on, rendering the entire system useless. Regular testing cycles keep these valves lubricated and spinning freely.

2. Blocked or Cracking Discharge Nozzles

The nozzle at the end of the hose is responsible for controlling the water flow, switching between a tight jet or a wide spray pattern.

Physical Trauma: Because nozzles hang near the floor, they are frequently struck by passing pallets, vacuum cleaners, or inventory cart wheels, cracking the plastic or brass assemblies.

Debris Blockages: Small insects, spiders, and dust regularly nest inside exposed nozzle openings, creating solid plugs that restrict or completely block water flow when the system is pressurized.

3. Deteriorating or Kinked Rubber Hoses

A standard commercial fire hose spans up to 36 metres in length. Over time, the heavy rubber material undergoes natural degradation, especially if exposed to direct sunlight or fluctuating industrial temperatures.

During inspections, we frequently discover dry rot, deep surface cracking, or severe kinks where the hose has been wound back onto the drum incorrectly. A kinked or rotten hose will either restrict water pressure drastically or completely rupture down the seam the moment the high-pressure line is activated.

4. The “Hose Reel Closet” Storage Trap

Fire hose reels mounted inside recessed wall cabinets face a unique human challenge: they are frequently treated as extra storage cupboards.

We regularly open hose reel cabinets only to find them packed with cleaning chemicals, mops, ladders, or surplus office stock. Stacking items inside or directly in front of a fire hose cabinet is a severe breach of compliance, drastically delaying access during an evacuation emergency.
